Our qualified technician will diligently and methodically inspect your home for repairs or maintenance that require immediate attention, as well as items that should be addressed within the next few years.

Exterior Inspection

  • Siding, flashing and trim
  • Exterior doors
  • Decks, balconies, porches and steps
  • Eaves soffit and fascia
  • Vegetation, grading, drainage, and retaining walls
  • Walkways, patios, and driveways
  • Check the condition of exterior vent covers – ensure they are not blocked and have the proper covers to keep unwanted pests out
  • Garage – general check of concrete, doors, garage door opener, ceiling

Basement / Foundation / Crawl Space and Structure

  • General

Heating and Cooling

  • General – age, filter, hot water tank

  • Check all exhaust fans to ensure they are pulling and exhausting the air as intended

Plumbing

  • Check all outdoor faucets and hose bibs for leaks
  • Check all sinks and faucets for leaks and drips
  • Check all faucets for water pressure and water flow
  • Check all sink drains for proper drainage
  • Ensure all toilets are securely fastened and flushing properly – ensure water shut-offs are working as intended
  • Check all washroom tubs and showers to ensure all caulking is in good condition, and keep the water where it should be
  • Check the bathtub and/or showers to ensure proper drainage
  • Check the main drain stack and visible branch drain lines for leaks
  • Check basement floor drains to ensure there is a P-trap, and it is holding water – check for odours
  • Ensure all shut off valves under sinks and for exterior hose bibs are functioning properly

Electrical

  • GFCI and AFCI
  • Lighting, switches, and receptacles
  • Smoke Detectors
  • Carbon Monoxide detectors

Attic Insulation and Ventilation

  • General

Doors, Windows and Interior

  • Condition of interior ceilings – looking for cracks or water marks
  • Condition of all interior doors – ensure they swing and close properly
  • Condition of interior walls and trims – holes, nicks, and damage – repair, paint
  • Check all cabinet doors and drawers to ensure they open and close properly
  • Check all grout in tiled areas – looking for cracked or missing grout
  • Inspect handrails inside and out to ensure they are solid and safe

Final Functional Tests

  • Verify that all systems operate as intended after inspection
  • Document all findings and maintenance recommendations
